Product lines
Every exterior job comes down to a short list of decisions: material, glass package, fastening and flashing. Here is where each product line starts.
Hung, casement, sliding, picture, bay and bow. The decision that matters is the glass package, not the frame colour. We quote from the certified rating label for the exact unit.
Vinyl, fiber cement, engineered wood and metal. Material choice is driven by exposure: a west elevation and a shaded north wall do not want the same product.
Fiberglass, steel and glass entry doors; sliding, French and folding patio doors. Hardware and threshold detail decide how the door feels in year five.
Adding, moving or enlarging an opening is framing work before it is a window: the header, the load path and the patch back into the cladding. We own the product and the hole it goes in.
Windows, doors and siding replaced together, with the trim, soffit and fascia around them, in the order the wall needs. One scope, one crew, one flashing sequence from sill to eave.
Occupied buildings, phased elevation by elevation, with resident notice written into the schedule. HOA and property-management bids come as a package.

Window styles
Style is not decoration. Each of these behaves differently in wind, costs differently to install, and needs a different amount of room to operate.

Northern Nevada exposure
Reno sits at roughly 4,500 feet. Thin, dry air means more ultraviolet on the south and west elevations, a bigger gap between afternoon and overnight temperature, and wind that drives moisture at the wall rather than letting it run down it.
That changes which products we recommend and, more often, where we recommend them. It also changes what happens behind the siding: the weather-resistive barrier, the flashing at heads and sills, and the kickout at the roof-to-wall junction are what keep water out of the framing.
Siding materials
There is no best material, only a best fit for the elevation and the budget. This is the comparison we walk through on site.

Paying for it
An exterior project does not have to come out of savings in one go. We work with Enhancify, which shops your application across its lender network and comes back with what you qualify for.
Rates, terms and approval are set by the lender, not by us, so we do not quote credit terms. Check your options with Enhancify, then bring the number back and we will build the scope around it.
How it runs
We come out with a tape. Every opening, every elevation, the substrate condition and the access. Nothing is quoted off a photo.
You get the product list in writing: line, style, glass package or profile, colour, and the manufacturer's own rating and warranty documents.
Units are ordered to the measured sizes. We tell you the freight window the manufacturer gives us rather than guessing a date to close a sale.
Our crews do the work. Tear-off, substrate repair, barrier and flashing, then the product, trim and a final walkthrough against the spec sheet.

Before you buy
Four of them decide whether a window suits the elevation it is going in. U-factor is heat loss, and lower is better. SHGC is how much solar heat the glass passes, which matters most on south and west walls here. Visible transmittance is how much daylight you keep. Air leakage is how tight the finished assembly is. We read those four off the manufacturer's certified label for the exact unit being quoted, not off a brochure range.
Vinyl costs less, installs faster and never needs a repaint cycle, but colour choice is fixed at the factory and a deep colour on a hot west wall is the wrong call. Fiber cement holds paint far longer and takes radiant heat without moving, but it is heavier, it needs dust control and blade changes on site, and it costs more in labour. Engineered wood sits between the two. We price at least two of the three so the difference is a number in front of you, not an opinion.
That depends on the product line, and it is a term the manufacturer sets rather than us. Some lines transfer once, some reduce coverage at transfer, and some do not transfer at all. We hand you the manufacturer's own warranty document for the exact product before you sign anything, so the transfer language is in front of you instead of being described to you.
Approximate is usually possible; exact usually is not. Factory finishes are made in fixed colour ranges, and siding that has been on a wall through several Northern Nevada summers has already shifted from its original chip. Fiber cement and engineered wood can be field-painted to a matched colour, which is the reliable route. On vinyl we bring physical samples to the wall in daylight rather than working from a screen.
Yes, and it is scheduled differently from a single house. Work runs elevation by elevation so residents keep access and parking, units are opened and closed the same day wherever glass is coming out, and notice goes to the property manager on a schedule they can post. HOA and property-management bids come as a package with the phasing written into them.
