Yerington, Nevada
Yerington windows and siding: much of the housing predates 1980, so the old frame decides the method
Yerington sits in the middle of the Mason Valley, and by census estimate its housing is much older than the county's as a whole. Inside city limits the permit comes from the city, not the county.
- Two permit counters in town
- City housing mostly pre-1980
- July normal high ≈93°F
What is on the wall
Housing much older than the county's: what usually comes out of a Yerington opening
Census Bureau survey estimates for 2020 to 2024 put the median home inside city limits at 1976, against 1998 for Lyon County overall. Most of the city's homes predate 1980 and close to a third predate 1960. Margins of error are wide on a town this size, but the stock is much older than the county's.
That describes the town, not your house. At that age the opening usually holds aluminium sliders (one sash slides past the other) or single-hung units (only the bottom half moves), often single glazed in a frame that carries heat straight through. Some of the oldest houses still have wood sash, the frame that holds the glass; others carry 1980s or 1990s vinyl, often near the end of its seal life.
Nailed fin or sound wood: how the old unit comes out
Many of the older aluminium frames described above are nailed through a fin, a flange hidden behind the siding or stucco. Pulling one means patching the cladding; a retrofit frame set over it keeps the wall closed and gives up a little glass. A sound wood frame often suits an insert, a new unit set inside the old frame. What a wall has to show before we pick an insert or a full-frame job is set out in the scope section of our Sparks page.
Paint older than 1978
Most of the city's homes predate 1980, so window trim on many of them may carry paint from before 1978, and paint that old may contain lead. What the EPA's Renovation, Repair and Painting rule then changes about the job is covered in the housing eras section of our Carson City page.
Mason Valley weather
July afternoons near 93 and January mornings near 23: what that asks of a window
On NOAA's 1991 to 2020 normals (30-year averages) for the Yerington station, July runs from about 93 degrees in the afternoon to about 59 overnight, and January from about 46 to about 23.
Heat and frost in the same year. On those normals about 73 afternoons a year reach 90 degrees and about 8 reach 100, while about 135 mornings fall below freezing. A window here has to answer both. With that many freezing mornings, the U-factor, how quickly heat leaks out, counts on every wall.
Wind, by the record. On 2 February 2025 the National Weather Service issued a High Wind Warning and a Blowing Dust Advisory for the zone that includes Yerington. The warning forecast southwest winds of 25 to 35 mph, with gusts to 70 mph across the warning area. Across 2025 the zone, which also covers Mineral County, drew 16 Wind Advisories. Whether a west wall should take its own glass package, and which sash type seals tightest in wind, are covered in the west elevations section of our Carson City page.
Lines for an older opening
The old part on the wall, and the line we would price first to replace it
| On the wall now | What usually replaces it | Line we would price first |
|---|---|---|
| Aluminium slider nailed through a hidden fin | Full frame with the cladding patched, or a retrofit frame over the old one | Jeld-Wen, for an opening off today's standard sizes |
| Wood sash in a sound wood frame | An insert that keeps the inside casing | Andersen, where the interior wood trim stays |
| 1980s or 1990s vinyl with fogged glass | New sealed glass if the sash is sound and a match is still made; otherwise a vinyl insert | Alside, if the siding is redone too: one colour card for both |
| An entry door a stock slab would need shaving to fit | A door system built to the opening | Codel |
| Weathered siding, sheets or overlapping boards | Fiber cement, or engineered wood (resin-bound strands) in long lengths | James Hardie on a sun-loaded wall; LP SmartSide where fewer board-end seams matter |

Who reviews the work
Which side of the city line you are on decides which counter reviews the job
Inside city limits, the City of Yerington's own building department issues the permit and inspects the work. For work outside its jurisdiction, the city sends you to Lyon County's building department on South Main Street.
Going by the city's codified code, the two are not on the same edition: the city adopts the 2018 International Residential, Building and Energy Conservation Codes with the 2018 Northern Nevada Amendments, while unincorporated Lyon County has required the 2024 editions on plans submitted since 1 January 2026.
The city publishes no exempt-work list, and its permit application is plain about it: "All work that is done by a contractor requires a permit." The same form requires every contractor and subcontractor on the job to hold a City of Yerington business licence.
The county's published examples of exempt work are sheds and low decks of up to 200 square feet, and fences. None is a window or a door, and the county's online portal lists a permit type named "Residential / Window/door replacement".
The city says residential plan review can take up to ten days and wants 24 hours' notice for an inspection; the county revises its posted review estimate every two weeks.
Before we drive down
About 68 miles from the Sparks shop: what gets settled before the first visit
Yerington is 67.7 miles by road from our Sparks shop: east on I-80, south on USA Parkway to Silver Springs, across the Ramsey Weeks Cutoff, then down US-95 Alternate. That is about an hour and 16 minutes in usual traffic, and one of the longer drives in our service area. Three things get settled first.
- Which counter. Inside or outside city limits decides the application and the inspector, so the form asks.
- Which era. The build year tells us whether the trim paint may predate 1978, and that is answered before any trim is disturbed.
- A straight answer. A Yerington job adds about two and a half hours of driving to each day on site, so call before you plan a date around us and we will tell you yes or no.
Up the road
North to Fernley, northeast to Fallon, northwest to Dayton and Sparks, west to Carson City, Gardnerville and Minden
Our crews drive down from Sparks. Dayton is unincorporated Lyon County and uses the same county building department; Fernley runs its own.
Asked about Yerington
Yerington questions, from the permit counter to the frame colour
Plan on one. Inside city limits, the city's application says all work done by a contractor requires a permit. On unincorporated county ground, Lyon County names no window or door exemption and has a dedicated window and door replacement permit type.
It depends on the address. Inside city limits it is the City of Yerington's building department at City Hall, 14 East Goldfield Avenue. On unincorporated Lyon County ground it is the county's building department at 27 South Main Street, whose counter closes at 4:00 PM on weekdays.
Often not. Openings from the 1950s to the 1970s tend to fall between today's standard sizes, so the unit is made to measure and takes longer to arrive. How the old frame is fastened decides insert or full frame.
It can, if the frame material suits it. Vinyl moves the most with temperature, and dark exteriors are a factory option on vinyl. Fiberglass expands at nearly the same rate as its glass, so a dark factory finish puts less strain on it than on vinyl when the afternoon sun is on the wall. With July highs near 93 degrees, a large dark unit on a west wall points us toward a fiberglass frame, or a vinyl series offered with a dark factory exterior.
