Fernley, Nevada
Fernley replacement windows, siding and doors for homes built mostly from 1990 to 2009
Inside Fernley city limits, Lyon County, about 4,150 feet up. Census estimates put the median build year here at 2001, and every opening we quote gets its own entry on the written scope: product line, series, colour, grid and the figures off its rating label.

The housing stock
A median build year of 2001, and why a 2008 flood repair can change the window order
The Census Bureau's 2020 to 2024 estimates give Fernley's homes a median build year of 2001. About six in ten date from 1990 to 2009, most of those from the 2000s, and about a quarter are older. Fewer than one in seven were built after 2009.
Roughly half the town's homes are therefore about 25 years old or more by 2026. On a house that still has its first windows, the question at that age is which part has worn. A new sealed unit, the factory-sealed glass pack on its own, suits a frame that still sheds water out of its sill track and still opens, closes and locks. In a frame that does neither, it buys the wrong part, and the order should be a whole new window.
One part of town has a different history. On 5 January 2008 a Truckee Canal levee broke at Fernley, and about 3,500 people were rescued or evacuated. A house repaired after that can carry newer windows, sheathing (the board layer under the siding) or lower siding courses (the bottom rows of boards) than its neighbour, and sometimes two ages of window under one roof. Tell us at the estimate, because it decides what a partial order has to match.
The census figures describe the town as a whole. The build year for your own address gets confirmed at the estimate.
Cold and wind
An 11 °F design temperature on the 2018 sheet, and a south-west wind advisory from April 2026
The city's design criteria handout is titled for the 2018 codes, the edition the city used before it adopted the 2024 codes, so its figures belong to the 2018 cycle. It sets a winter design temperature of 11 °F, the cold night a heating system here is sized for, and the window figure that answers to that night is U-factor: how fast heat leaves through the whole window, where lower is better.
The National Weather Service office in Reno puts Fernley in its forecast zone NVZ004, Western Nevada Basin and Range including Pyramid Lake. Its wind advisory of 2 April 2026 named Fernley among the cities covered and called for "Southwest winds 20 to 30 mph with gusts to 50 mph." The blowing dust in that advisory was forecast for the Carson Sink and US-50, not for Fernley. It is one dated forecast, not a record of how the wind usually blows here.
How a casement and a slider compare on a windy wall is on our Reno page, and when one house takes two glass packages is on our Carson City page.
The permit
Fernley's permit form counts windows and doors and has no line for the glass
Window, glass and door replacement is a listed residential permit in Fernley, filed on the city's over-the-counter EZ application. The job gets one checkbox there and two blanks: windows being replaced, doors being replaced. The rest of the form covers the parcel, the contractor, a valuation and a description. No line on it asks about U-factor, SHGC (solar heat gain coefficient, the share of the sun's heat the whole window lets in), tempered glass or escape openings, the bedroom windows big enough to climb out of.
That differs from unincorporated Washoe County, which exempts like-for-like window and door replacement with conditions, set out on our Spanish Springs page. Fernley's residential exempt-work handout lists ten building items, from small sheds and fences to window awnings, and replacing a window or a door is not among them.
The code behind the form changed too. Fernley adopted the 2024 codes in June 2025 and has required them for all plans submitted since 1 January 2026, among them the International Residential Code, the International Energy Conservation Code (IECC, the energy rules a window answers to) and the Northern Nevada Amendments.
What that changes on a Fernley quote
- The counts come off our measure sheet, so the scope's window and door totals are the numbers the form asks for, with a sliding patio door counted among the doors.
- The label figures go on the scope anyway. Every unit's U-factor and SHGC are copied from the rating label of the exact unit, and the scope records which glass package went into which opening. The form has no place for that.
- Safety glass is marked before ordering. The residential code treats some glass as being in a hazardous location: in a door, close beside one, or near a tub or shower. Tempered glass cannot be added to a pane after it is made, so those openings are marked on the measure sheet first.
What we install
Six lines, and how each one is matched to what stays after a 2008 repair
| Line | What it is | Matching what stays after a 2008 repair |
|---|---|---|
| Alside | Vinyl siding, windows | New lower rows lock into the old ones easily; the colour beside older rows is the hard part |
| Andersen | Windows, patio doors | Matched to what stays on sightline and interior finish, both written on the scope before ordering |
| Codel | Steel, fiberglass doors | Beside older windows the finish matches exactly or only closely; we say which before ordering |
| James Hardie | Fiber cement siding, trim | The board shape usually matches; a sun-aged factory colour may not, so a repair runs out to a natural break |
| Jeld-Wen | Windows, doors | Frame colour, grid pattern, bar width and sash depth ordered by name to sit beside units that stay |
| LP SmartSide | Engineered wood siding, trim | Old boards are cut back to framing so new butt joints, where two board ends meet, can be flashed and staggered off the old ones; cut edges are sealed |
Where each line fits, and the trade-off that comes with it, from weight on the wall to lead time, is on our brands page. More depth on replacement windows, siding, fiber cement and entry and patio doors is on the service pages. The cost calculator gives a rough range from a window count.
How the estimate works
Original or replaced later: what the measure visit writes down for each opening
On a Fernley house the visit sorts out which openings still hold their original units and which were replaced later, after the 2008 flood or since.
The written scope lists each opening by line, series, colour, grid and glass label figures, with the window and door totals counted on the visit. Lead time comes from the supplier's written confirmation when the order goes in. Any opening taken out on install day is closed before the crew leaves. Other towns are on the service areas page.

Fernley questions
Three things to settle before a Fernley window order is placed
No. The city's over-the-counter EZ application asks how many windows and doors are being replaced, plus the parcel, the contractor, a valuation and a description. It has no line for U-factor, solar heat gain, tempered glass or escape openings. The 2024 residential and energy codes the city adopted still apply to what goes in, so we write each unit's label figures on the scope.
It can. A house repaired after the 5 January 2008 Truckee Canal levee break may have some windows that are newer than the rest. On a partial order the units that stay set the match, so the scope names each new unit's line and series and matches frame colour, grid and hardware to them. Low-E coatings, the thin metal layer on the glass, differ in tint between makers and generations, so new glass beside older glass can look slightly different, and we check that before ordering.
Decide before the scope is written, especially on a 1990s or 2000s house still on its first windows. With the siding off, a new window can go in as a nail-fin unit: one with a flange around the frame that is nailed to the wall and taped into the weather barrier, the wrap behind the siding. An insert set inside the old frame is right only when the siding stays. If the windows wait for a later year, every opening is flashed twice (flashing is the layered strips that turn water out of it), and our exterior remodel page sets out how to split a job that has to wait.

A rough count of windows and doors is enough to start
Add the build year if you know it, and whether the house had repairs after the 2008 flood. We count and measure every opening ourselves on the visit, so close is good enough.
