Calculator
Set the job and watch the range move
Choose windows or siding, then work through the options. The total recalculates with every change, and the estimate form further down is there only if you want the office to pick the job up from here.
Count every opening you would replace, bathroom, basement and garage windows included.
The area of wall that gets siding, not the floor area of the house. Arrow keys move it 10 square feet at a time.
About 1,360 sq ft of wall
A rough conversion from house size to wall area. A measured wall area is always the better input.
Methodology
What sits behind the number, in full
Every figure the calculator uses is printed here. They are this tool's planning assumptions rather than a price list, and the written estimate that follows an on-site measure can land outside them.
Windows: how one opening is priced
Each window starts from a base band for its frame material. That band is multiplied by the opening size and the style, then by 1.18 when the Low-E energy upgrade is switched on. Flat amounts per window go on after the multipliers: $160 when the trim and wrap switch is on, $1,000 for the premium package, and $500 to $1,000 for installation. The per window figure times the window count is the project total, and the total and the per window figure are each rounded to the nearest $50.
| Line | Figure | How it applies |
|---|---|---|
| Vinyl frame | $450 to $900 | Base band, before any multiplier. |
| Fiberglass frame | $700 to $1,900 | Base band, before any multiplier. |
| Wood frame | $1,100 to $2,500 | Base band, before any multiplier. |
| Opening size | ×0.85 · ×1.00 · ×1.30 · ×1.60 | Small, standard, large, extra large. |
| Window style | ×1.00 · ×1.15 · ×0.95 · ×2.40 | Double-hung, slider or single-hung; casement or awning; picture; bay or bow. |
| Low-E energy upgrade | ×1.18 | On the window price only. Switched on at the start. |
| Interior trim and exterior wrap | +$160 | Flat, added after the multipliers. |
| Premium package | +$1,000 | Flat. Upgraded hardware and finish. |
| Installation | +$500 to $1,000 | Flat. Switched on at the start. |
Left on its starting choices (ten standard double-hung vinyl windows with the Low-E energy upgrade and installation switched on, the trim and premium packages off), the windows tab shows $10,300 to $20,600, or $1,050 to $2,050 per window. Because the total and the per window figure are rounded separately, ten times the rounded per window figure will not always match the rounded total.
What the installation line covers
Installation is one flat line of $500 to $1,000 per window for labour, flashing, foam and hauling the old unit away. Switch it off and the calculator prices the job without installation, and the line under the total says so. The Low-E upgrade multiplies only the window price, never the installation, trim or premium amounts.
Siding: priced by the square foot of wall
Each material carries an installed band per square foot covering the weather resistive barrier, flashing, fasteners, standard trim and jobsite cleanup. The tear-off band for whatever comes off first is added to it, the sum is multiplied by the wall area, and the result is scaled by what we expect to find behind the old cladding.
| Line | Band | Note |
|---|---|---|
| Vinyl (Alside) | $4.00 to $9.00 | The lowest of the four material bands. |
| Engineered wood (LP SmartSide) | $5.00 to $10.00 | Allows for local trade labour. |
| Fiber cement (James Hardie) | $9.00 to $16.00 | The highest of the four material bands. |
| Stucco | $7.00 to $14.00 | Traditional three coat and synthetic, one band for both. |
| Tear-off, ordinary siding | +$0.50 to $1.50 | Demolition, dumpster and haul away. |
| Tear-off, stucco | +$3.00 to $6.00 | Lath, fasteners and far heavier disposal. |
| Wall condition | ×1.00 · ×1.10 · ×1.20 | Sound or not sure, some soft spots, known rot. Applies to the whole wall. |
Siding totals use the same rounding as the windows tab: each end of the band goes to the nearest $50, and an amount sitting exactly $25 between two steps goes to the higher one. Left on its starting choices (1,600 square feet of James Hardie fiber cement over existing siding that comes off first, wall underneath sound), the siding tab shows $15,200 to $28,000, or $9.50 to $17.50 per square foot.
Metal, stone veneer, brick and natural wood siding are not priced by this tool. It carries no planning band for them, and inventing one would be worse than declining, so those are priced from your elevations.
Turning floor area into wall area
Size the walls by floor area and the calculator multiplies the finished floor area, anywhere from 400 to 6,000 square feet, by 0.85 for one storey, 0.95 for a split level or one and a half storeys and 1.05 for two storeys, then rounds up to the next 10 square feet. The factors start from a rectangular footprint about one and a half times as long as it is wide, with 15% taken off for windows and doors. For a 1,600 square foot single storey with 9 foot walls that gives roughly 0.78, and for a 2,400 square foot two storey with 18 feet of wall roughly 0.90. They are rounded up because a real elevation carries gable ends, dormers and bump outs that a rectangle does not. A measured wall area always beats the estimate.
The edges of this tool
The count runs from 1 to 30 windows and the wall from 100 to 5,000 square feet. At the bottom, one small vinyl picture window with no upgrade and no installation shows $350 to $750. At the top, a single extra large wood bay or bow window with every option switched on shows $6,650 to $13,500. Questions about the tool
What people ask before they trust a number on a screen
Each band is an installed figure per square foot of wall, and it already carries the weather resistive barrier, flashing, fasteners, standard trim and jobsite cleanup. Alside vinyl at $4 to $9 a square foot and James Hardie fiber cement at $9 to $16 are the lowest and highest of the four, with LP SmartSide engineered wood at $5 to $10 and stucco at $7 to $14. Soffit and fascia sit outside every band: they are measured on site by the linear foot and written into the estimate as their own line.
The frame sets the base band that size, style and the Low-E upgrade multiply. Vinyl starts at $450 to $900 per window, fiberglass at $700 to $1,900 and wood at $1,100 to $2,500, so the spread between the low and high figure grows from $450 on vinyl to $1,400 on wood. Size, style and the Low-E upgrade multiply that base, which stretches a wood band further, while installation, trim and the premium package are flat amounts that stay the same whatever the frame.
Yes, unless you switch it off. The installation switch starts on and adds $500 to $1,000 per window for labour, flashing, foam and hauling the old unit away. Switched off, the total covers the windows and any package you switched on, without installation. Interior trim and exterior wrap is a separate switch at $160 per window, and the premium package adds $1,000 per window.
It multiplies the window price by 1.18, an 18% increase, after size and style have been applied. It leaves the installation, trim and premium amounts alone, because those are flat per window. The calculator starts with it switched on.
Only when the tear-off setting says so. Nothing to remove adds nothing. Existing siding adds $0.50 to $1.50 per square foot for demolition, dumpster and haul away. Stucco comes off with lath and fasteners behind it and far more to dispose of, so it adds $3 to $6 per square foot. Both amounts are before the wall condition factor: some soft spots multiply the tear-off by 1.10 along with the rest of the wall, and known rot or water damage by 1.20. The siding tab starts on existing siding, because cladding a bare wall is rarely what a re-side actually is.
Permits and plan review fees. Structural repair beyond replacing damaged sheathing. Painting or staining that is not a factory finish. Gutters. Anything electrical or mechanical that has to move for the work to happen. Soffit and fascia can be flagged on the siding tab so it lands on your written estimate, but it changes nothing in the range, because we have no per linear foot rate we would stand behind. Metal, stone veneer, brick and natural wood siding are not priced by this tool at all.
No. The range is on screen from the moment the page loads, it updates as you change anything, and none of it sits behind a form. The form further down is optional: fill it in and the job you set up reaches the office with your details, so the callback goes straight to booking the measure visit. If you would rather not fill anything in, the shop line is (775) 391-8487, Monday to Friday, 9:00 AM to 4:00 PM.

Send the office the window or siding job you just built
This form carries the job you set above: the trade you priced, every option on that tab and the range on screen. When the office rings the number you give us to book a measure visit, your windows or siding choices are already on the desk, so the call is about a date and not about your house all over again.
